    Hi Dan
    A compatible cooler of at least 95W TDP is required to cool this CPU. You can't go wrong with the "be quiet! Pure Rock" cooler or if you wanted to push the CPU a bit more and overclock it then you could use an all in one cooler such as the "Corsair H80i V2 AIO". Just make sure the Cooler you select will fit in your case.

    4.8Ghz possible on air, but heard it depends on what you get, mine seems a good one. Not noticed a dramatic improvement to games over i5 2500K @ 4.6Ghz, but was expecting this. Pleased this will keep me going for next 3-4 years!

    Also can it do games at max settings at 1080p or 2k?

    The RAM you have chosen is not compatible with that motherboard, I would make the following changes to what you have put together to get the most out of the system:

    Motherboard - Change to 64351 (Gigabyte Z170M-D3H) This board would allow you to get the most out of the i7 you have selected, especially if you are planning to Overclock it.

    RAM - Change to 64769 (16GB (2x8GB) 2400MHz Corsair Vengeance LPX DDR4) This memory will be compatible with the new motherboard and also the motherboard you originally selected.

    Monitor - change to 65554 (23.6" AOC 1ms Widescreen LED Monitor - E2470SWH) OR 63116 (Asus VS278H 27") The monitor you chose was currently discontinued and at the price that it was you can get much nicer screens with a bigger screen size to take advantage of the graphics card you have chosen.

    The graphics card you have chosen was made with 4k in mind so it will definitely do max settings at 1080p or 1440P.

    In regards to the PSU a system with the GTX 980 ti requires a 600W PSU, you would be fine with a 750W or 850W gold rated PSU.
